Our Services
-

CPC delivers clear, strategic analysis of local and national planning policy, identifying a site’s key opportunities and constraints. We assess planning history, environmental factors, and physical context, such as flood risk, highways impact, and surrounding character, to inform decision-making. Assessments are usually remote but can include site visits when needed.
-

CPC manages the full pre-application process, from preparing and submitting documentation to the local authority to leading engagement, negotiation, and follow-up with key stakeholders. We work to secure clear, constructive feedback that aligns with planning policy and supports the project’s objectives, setting a strong foundation for success at the application stage.
-

CPC provides a full, tailored ‘end-to-end’ planning service, supporting clients from early concept development through to successfully securing planning permission. We prepare and coordinate all required documentation, lead the design process with consultants, and liaise closely with local authorities to achieve the best possible outcome for every project.
-

Our experienced team specialises in managing and discharging complex planning conditions tied to granted permissions. Our proactive, detail-focused approach ensures all requirements are met efficiently and thoroughly. By streamlining this crucial phase, we help clients minimise delays, reduce risk, and move forward confidently toward a timely site start.
-

If a planning application is refused, we draw on our extensive expertise to manage appeals strategically and effectively. We oversee the process from documentation to liaising with the Planning Inspectorate, developing clear, persuasive, evidence-based cases through written representations, hearings, or public inquiries to maximise success.
Planning Approved!
191 New Homes Coming to Portsmouth
We’re delighted to announce that CPC Planning Consultants, in collaboration with PLC Architects, has successfully secured planning permission for the landmark redevelopment of the former Connect Centre in Portsmouth. Once an underused office building, the site will soon be transformed into 191 new apartments, bringing new life and purpose to this prominent part of the city for HNW Investor Nick Sahota.

This project is a special one for our team. Led by Cordage from the beginning, with assistance from Pete Seiden and Matt Cureton, it embodies our approach to development: transforming existing places, unlocking potential, and creating high-quality homes that make a lasting impact.

With planning now confirmed, we’re moving confidently into the delivery phase, with construction on site due to begin shortly with Darren Burnett, Robbie Welch & Mia Dawson from Bryburn at the helm. It’s an exciting next step for the whole development team to roll out this important and ambitious project.
