Residential – five units – permission at local level

89 – 91 Guildford Road represented a unique challenge for CPC. The Property benefited from an extant planning permission for a convenience store, that was the subject of much local derision, therefore a different approach was required. In partnership with the project architects and our clients we developed a scheme for five executive dwellings located in the commuter belt of London.

Because there was such a strength of feeling with local residents about the Property CPC undertook a neighbour consultation exercise, door-to-door, to inform residents of our client’s intentions for the site and collect any feedback residents may have had. This dialogue was then maintained for the entire lifecycle of the project, through to construction.

As well as achieving planning permission within the eight-week statutory determination period, CPC were on hand to discharge the pre-commencement planning conditions (this included detailed land contamination reporting) so that work could begin on site without any unnecessary delay.

Our client also had the desire to maximise profit for the development and sought to utilise the loft-space of the permitted dwellings to provide additional bedrooms, as well as separating the two semidetached units at the rear into two detached units. CPC administered the Minor Material Amendment applications on behalf of its client to enable both of these changes to the permitted development could take place, in turn ensuring our client was able to generate maximum uplift from the development.
